Creating a new city beat in the heart of Gothenburg
The Inom Vallgraven 12 quarter comprises several buildings in the heart of Gothenburg. This block forms part of the city district of Fredstan, which is intersected by the bustling pedestrian street Fredsgatan, next to Gothenburg Central Station, Brunnsparken square, and the open park Garden Society of Gothenburg (Trädgårdsföreningen). This historic neighbourhood has been in a state of semi-hibernation, but new opportunities have opened up here as a result of a combination of various factors. Besides the increased demand for centrally located office space, the district’s undeveloped intersecting streets and the great influx of people to the area all create the potential to turn it into a key meeting point and shopping destination.
Hufvudstaden has collaborated closely with the City of Gothenburg on drawing up detailed plans for The Inom Vallgraven 12 quarter. New premises for offices, retail outlets, restaurants, services and culture will be established here. The aim is to create a dynamic environment in a setting where historical and modern architecture are intermingled. A place that people are drawn to for work, recreation and enjoyment.
In terms of the overall project, it is important to preserve the cultural heritage of the area including the significant historical buildings situated here, and at the same time to create a complementary element through a certain amount of careful renovation and building work. The beautiful 19thcentury brick building at the intersection of Fredsgatan and Södra Hamngatan remains intact. Following recent renovations and the reinforcement of its foundations, the building’s tenants include a number of international brands. The historical courtyards will be recreated at Fredsgatan 2 and Drottninggatan 52, with a new passage and two atrium courtyards among the features that will appear.
Other properties in the neighbourhood will undergo careful renovations and modifications. A new property will be constructed at the intersection of Fredsgatan and Drottninggatan, replacing the existing building there. Besides this, building work will take place at an empty site on Södra Hamngatan known as “den Brända Tomten” (the building that once stood here was destroyed by fire in 2005). All in all, there will be a total of about 15,000 square metres of new office and retail space.
When the entire Inom Vallgraven 12 project is complete, at street level there will be an exciting mix of interesting local brands and the best of international fashion. Some of Gothenburg’s most attractive office workspaces will be found on the upper stories of the buildings here. There will be expansive connected spaces with roof terraces and an outstanding view of the city. The combined offering of shops, offices and a wide variety of restaurants and cultural experiences will make for a vibrant urban environment that will be a boost for the city itself as well as the surrounding region.
